5 Things People Get Wrong About Modular Construction (And the Truth Behind Them)
April 28, 2025What Makes a Great Modular Home Site? A Developer & Buyer’s Checklist
Modular construction offers big advantages—speed, efficiency, predictability, and design flexibility—but even the best-designed modular home needs the right site to land on.
Whether you're a homebuyer planning an ADU, a developer looking at infill lots, or a municipality trying to unlock gentle density, understanding what makes a site “modular-ready” is key to a successful project.
At TinyMod®, we’ve helped clients all over evaluate their land, model custom layouts in 3D, and confidently move forward with homes that fit their lot, their budget, and their vision.
Here’s a clear checklist to help you determine if your site is a great fit for modular.
✅ 1. Site Access & Delivery Path
One of the first things to consider is: can we get a modular unit to your site?
Modular homes are delivered as oversized loads and set in place using a crane. So we need to evaluate:
-
Width and grade of access roads
-
Overhead power lines or tree obstructions
-
Room to stage and crane-set the modules
-
Street or alley access, corner lots, or flag lots
Pro Tip: We often use aerials and on-site assessments to simulate crane reach and access logistics before proceeding.
✅ 2. Zoning, Setbacks & Permitting
Just because a lot is zoned residential doesn’t mean you can drop in a modular home without checking the details.
We help you review:
-
Zoning regulations (ADU, single-family, multifamily)
-
Minimum lot sizes and allowable density
-
Setback requirements (front, rear, side)
-
Height limits and coverage ratios
TinyMod® can also assist in presenting 3D models to planning and zoning officials to support approvals and clarify intent.
✅ 3. Topography & Foundation Conditions
Flat lots are ideal, but modular homes can be installed on a variety of terrain—as long as we plan correctly.
What we look at:
-
Slope and grading requirements
-
Whether a crawl space, basement, or pier foundation makes the most sense
-
Drainage and stormwater flow
-
Retaining walls or other site-built prep that might be needed
Modular homes require a prepped, engineered foundation, and we’ll help coordinate this as part of our pre-construction services.
✅ 4. Utilities: Are You Plugged In?
Every modular home still needs power, water, and waste management. Some questions we ask during feasibility:
-
Is the lot already connected to sewer, water, and electric, or will this need to be installed?
-
If septic or well is required, does the site have space and approval?
-
Is natural gas available, or will the home rely on electric/propane?
-
Where is the utility panel and meter location in relation to the structure?
We work with engineers and utility contractors to map all of this out early, so there are no surprises later.
✅ 5. Ideal Uses for Modular: What Fits Where?
TinyMod® offers a variety of modular solutions that can fit different lot types:
| Lot Type | Modular Option |
|---|---|
| Backyard or Urban Infill | ADUs, TM 360 / TM 390 |
| Narrow or Flag Lots | TM 520 or TM 720 |
| Standard Residential Lot | TM 960 or TM 1200 full-size home |
| Multi-Lot or Redevelopment | Cottage court, duplex, cluster layout |
Our 3D visualization tools allow us to test placement, orientation, porches, decks, carports, and more—before a single dollar is spent on construction.
