TinyMod™ only works with certified builders and we will check your area’s zoning laws to make sure you are allowed to build an ADU, as zoning laws vary from city to city and state to state. Once you have been ensured that your TinyMod™ is legal you can maximize your income, increase your property’s overall value, and expand your worldview by hosting guests for short-term or long-term rentals.   • Step: 1Feasibility Study ($495)*

    Our team will review your property address, zoning requirements, and your lot to make sure the location of the dwelling is accepted by your local city, town, and/or jurisdiction.
  • Step 2:Select and Reserve your TinyMod™

    Our team will work with you to select the right dwelling to fit your needs and budget. Reserve with a contractual agreement and deposit, so we can begin the process of your new TinyMod™.
  • Step 3:Permitting + Pre-Construction

    Together, we will work on site planning, permit drawings, and coordination with your local building department.
  • Step 4:Site Preparation

    Once permits are approved, we place orders with our manufacturers and begin working with local contractors preparing your property or site location. Site prep for the dwelling includes clearing the area, grading, utilities, and building the foundation.
  • Step 5:Construction + Manufacturing

    While the site is being prepared, our manufacturers are building your dwelling components or modules to your specifications. Our team coordinates all the details!
  • Step 6:Transport and Delivery

    Once manufacturing is completed, our team coordinates the delivery of your new TinyMod™ components or modules to the site.
  • Step 7:Installation

    We coordinate installation of your new TinyMod™ and do final walk-through to ensure everything is to your satisfaction.
  • Step 8:Final CO and Move In!

    Get a final certificate of occupancy and start living in your new TinyMod™.
