TinyMod® 5-Step Building Process

  • Step: 1Complimentary Estimated Pricing

    We recognize that pricing and budget are key factors in your decision-making process. To assist you, we will provide a preliminary order form outlining base prices along with estimated costs for additional options. Once you have identified the model that best aligns with your budget, we will proceed with Step 2.
  • Step 2:Site Feasibility Study

    We conduct a Site Feasibility Study to check zoning, setbacks, and jurisdictional requirements for your site, starting at $995. If additional analysis is required, we charge accordingly based on the complexity and time needed.
  • Step 3:Pre-Construction Contract & Project Planning

    Once feasibility is confirmed, we move to a Pre-Construction Contract to finalize your floor plan, site plan, and coordinate engineering (septic, well, electric, and foundation. Client responsible for fees). We also obtain contractor bids and provide a step-by-step form to track overall project costs. If all is approved and within budget, we proceed to the Full Purchase Agreement for your financing or cash deposit.
  • Step 4:Permitting, Site Preparation & Home Production

    We submit permit applications, schedule contractors, and begin necessary site preparation such as foundation and utility connections. Simultaneously, we initiate the manufacturing of your TinyMod® Home to ensure efficiency.
  • Step 5:Delivery, Installation & Move-In

    Once manufacturing is complete, we coordinate transportation, on-site installation, and final utility connections. A final inspection is conducted to obtain the Certificate of Occupancy (CO), making your TinyMod® Home move-in ready!
