Cost Per Square Foot vs. Cost of Ownership: The Real Value of Modular Construction

Proving Affordable Modular Housing — In Real Life
October 8, 2025Why Wind and Snow Loads Matter in Modular Construction
Last week at the Offsite Construction Network, we had a great conversation with officials at DOLA about a topic that comes up on nearly every project: wind and snow loads.
These aren’t just numbers on a chart—they’re critical factors that determine how a home is engineered, approved, and built to last. And in Colorado (and many other regions), failing to plan for them early can derail a modular project.
Wind Loads
Wind load refers to the pressure wind puts on a structure. Depending on location and exposure, this can range from mild to extreme. A home set on an open ridge in Teller County faces a very different challenge than one tucked into a sheltered suburban lot.
Snow Loads
Snow load is the weight a roof system must support based on local conditions. In the Rockies, snow loads can easily exceed 70 psf (pounds per square foot). Getting this wrong not only risks safety—it can stall approvals or require expensive redesigns.
How TMOD™ Approaches This
At TMOD™, we don’t guess—we verify. Using resources like the ASCE Hazard Tool (ascehazardtool.org), we pull precise wind, snow, and seismic data for every property. This allows us to:
-
Communicate accurate load requirements with our manufacturing partners
-
Avoid confusion during the engineering and approval process
-
Ensure every home meets or exceeds local requirements
By doing this during the feasibility phase, we eliminate surprises later and make sure the home is designed right from the start.
The Value of Early Planning
Too often, wind and snow loads are treated as afterthoughts. But for modular projects, early clarity is everything. A foundation, roof pitch, or truss design that works in one county may not pass in another. By doing the homework upfront, TMOD™ helps builders, developers, and homeowners move forward with confidence.
The Bottom Line
Wind and snow loads aren’t just engineering details—they’re essential to a safe, efficient, and compliant modular project. At TMOD™, we take the time to gather, communicate, and design around these requirements so our partners and clients never get caught off guard.
