Cost Per Square Foot vs. Cost of Ownership: The Real Value of Modular Construction
September 11, 2025Blasting Off in Colorado: What It Really Takes to Prep a Modular Home Site
We’re blasting off in Colorado—literally and figuratively.
Our latest project in Teller County required rock blasting just to get the site ready. It’s a perfect reminder that successful modular home projects begin long before the crane arrives for set day. While everyone loves the excitement of watching a home go from factory to foundation, the groundwork that happens first is what makes that day possible.
1. State Approvals & Local Permitting
Every project begins with approvals. Depending on the location, this can include:
-
State-level factory-built housing approvals
-
Local building permits
-
Septic design engineering (OWTS)
-
Foundation and utility engineering reviews
Without approvals in place, nothing can move forward on-site.
2. Excavation & Trenching
This is where projects meet the reality of the land. Excavation and trenching can involve:
-
Standard digging and grading
-
Utility trenching for water, sewer, or septic systems
-
Rock hammering—or in this case, full blasting to break through solid rock
No two sites are the same, which is why early feasibility studies and planning are so critical.
3. Foundations That Last
Unlike ANSI-code tiny houses or mobile homes, TMOD™ builds are IRC-code modular homes—permanent structures that require a proper foundation. That means:
-
Concrete footings
-
Foundation walls
-
Insulation and vapor barrier
-
Sill plates (the connection point for the home)
Getting these details right ensures the modules fit perfectly when the crane arrives.
Why Site Prep Matters
Set day may be exciting, but it’s only as smooth as the prep that came before it. Blasting through Colorado rock isn’t glamorous, but it’s the kind of detail that keeps projects on track.
At TMOD™, we manage the full pre-construction process—approvals, design, excavation, and foundations—so when set day comes, it’s a success.
The Bottom Line
Whether it’s paperwork, trenching, or blasting, site prep is where modular projects succeed or fail. By planning and coordinating every step, TMOD™ makes sure your site is truly ready before the home arrives.
